How is the monthly mortgage payment calculated?

The principal and interest portion uses the standard fixed-rate amortization formula based on your loan amount, interest rate and term. Taxes, insurance and HOA are added on top as flat monthly amounts.

Should I enter down payment as an amount or a percentage?

Use whichever is easier. Switching the toggle converts automatically between a dollar amount and a percentage of the home price.

Why does the interest portion decrease over time?

Interest is charged on the remaining balance, which shrinks every month. As the balance drops, a larger share of each payment goes toward principal, which the chart illustrates year by year.
